The Assignment
- Design a retail site plan for a “town center” environment in Hyattsville, Maryland – a rediscovered urban infill location near the University of Maryland and a newly built transit station.
- Create a merchandising plan that compliments the project’s office and residential components.
- Secure top tier retail, dining and entertainment tenants.
The Strategy
- Planned a phased approach for retail development to minimize impact on existing office components and to accommodate eventual residential condominiums.
- Designed “main street” and central plaza to liven center and to create a feeling of being “downtown.”
The Result
- Secured Safeway’s “lifestyle center” prototype as anchor tenant along with a 14-screen Consolidated Theatres.
- Attracted high-credit service tenants along with a mix of national and regional dining options such as Carolina Kitchen, Old Dominion Brewery, 5 Guys, Qdoba Mexican Grill, Three Brothers Italian Restaurant and Wow Café.
