The Assignment
- Design retail centers on behalf of nation’s largest luxury home builder that will appeal to residents of two large-scale planned communities in Northern Virginia.
- Manage all aspects of development planning and merchandising process.
- Help drive residential sales by creating exciting retail destinations at highly visible entrance locations.
The Strategy
- Conducted detailed market studies, recommended architectural consultants and worked with potential anchor tenants to design ideal site plans.
- Attended community meetings and worked with local officials to secure necessary entitlements.
- Created phased strategy to coincide with residential construction and development.
The Result
- Successfully leased 175,000 square foot Dominion Valley Market Square with Giant as anchor grocery tenant.
- Completed first and second phase leasing of 300,000 square foot South Riding Market Square with Giant as anchor grocer tenant, Home Depot, SunTrust Bank on a pad site and supporting retailers targeted to the middle-class suburban market such as Caribou Coffee, Executive Tans, Hair Cuttery, Cingular Wireless, Solace Spa, Thai Chili, Firkin Pub, Subway and Z Pizza.
- Both retail centers are generating spectacular sales and are helping drive higher residential home sales.
