The Assignment
- Design a redevelopment site plan that maximizes GLA while addressing historical restrictions in a highly visible Washington, D.C. neighborhood.
- Identify tenants willing to occupy space where previous retailers had failed.
- Work with the community to secure necessary approvals.
The Strategy
- Thought creatively about leveraging additional uses such as residential condominiums built above the retail.
- Developed merchandising plan that met diverse community needs.
- Attended community meetings and worked with local historic preservation board to secure necessary approvals.
The Result
- Successfully gained approval for construction of nearly 100,000 square feet of retail plus over 200 residential condominiums
- Secured long-term leases with Best Buy and The Container Store as anchor tenants – both locations were the first for these retailers in the city.
