The Assignment

  • Design a redevelopment site plan that maximizes GLA while addressing historical restrictions in a highly visible Washington, D.C. neighborhood.
  • Identify tenants willing to occupy space where previous retailers had failed.
  • Work with the community to secure necessary approvals.

The Strategy

  • Thought creatively about leveraging additional uses such as residential condominiums built above the retail.
  • Developed merchandising plan that met diverse community needs.
  • Attended community meetings and worked with local historic preservation board to secure necessary approvals.

The Result

  • Successfully gained approval for construction of nearly 100,000 square feet of retail plus over 200 residential condominiums
  • Secured long-term leases with Best Buy and The Container Store as anchor tenants – both locations were the first for these retailers in the city.
